In our endeavor to provide a full service selling experience for our clients, the Cole Connection team is involved in many aspects of the sale our clients homes. One aspet that is not talked about as much is home insurance when buying or selling a home. In some respects it is fairly straight forward on the purchasing side: Get home insurance starting the day you are taking possession of your home. Our team goes a step further and we include in every offer a condition to check on insurance prices for the home before commiting to your purchase. It certainly wouldn't be a very pleasant surprise to find out a couple of days before closing that the home is uninsurable or is located in an area with extremely high insurance rates.
The selling side also appears fairly straightforward, however there are a couple of tips that can help protect you from the unexpected. The most important aspect when you're selling is to ensure your insurance is not cancelled before the sale is complete. To ensure that there is no issues I recommend that my clients let the insurance run a couple of days past the intended closing. This will ensure that should something go wrong with the buyers taking possession on the intended day, your insurance will still be in place.
