Having grown up in Chapel Hill, Orleans, it has always been one of my favourite areas in the city. Over the years I have made many friends, and assisted many clients in either buying or selling their home in Chapel Hill. It has now become an area that I focus on almost exclusively. Today I wanted to update you on how the market is doing in Chapel Hill in 2011.
So far in 2011 there have been 84 Sales versus 117 over the same period last year. The average sale price has increased to $409,708 compared to $400,570 last year, representing a %2.3 increase in prices. On average it took homes in Chapel Hill 22 days to sell this year versus 13 days last year. Currently there are 39 homes available in Chapel Hill, with an average listing price of $466,738. What do all these numbers mean for Chapel Hill? The market is fairly similar compared to the average for all of Ottawa for the year actually. Essentially we have seen a slight decrease in sales so far this year, with moderate price increases and an increased length of time to sell. We are currently in a slight sellers market which makes it a great time to sell, however the selection of homes is better than it's been for the past couple of years bringing opportunity for buyers as well.
