2011 March Chapel Hill, Ottawa Sales Review

Hello Ottawa,

 I'm Ryan Cole from Royal LePage here on March 3rd to bring you up to date on sales in the neighbourhood of Chapel Hill, in Ottawa.  Currently there are 43 homes for sale in Chapel Hill including condos, townhomes, and detached homes with prices ranging from $200, 000 for a terrace home all the way up to $1, 050, 000 on Forest Ridge.  Speaking of Forest Ridge, it's likely a lot of you don't know where that is.  It's a beautiful enclave of million dollar homes on ravine lots just off of Rivercrest from Forest Valley Drive.  

Currently there are 4 conditionally sold listings ranging from a $310, 000 townhome to a $610, 000 home in Chapel Hill South.  Over the past three months there have been 28 sales.  On average it took those homes 19 days to sell which is considerably better than the average for the Ottawa Real Estate Board which I'm not surprised about based on the desirability of the neighbourhood.  The average sale price is also considerably higher at $372, 000. 

Having just come through what are typically the slowest months of the year for real estate in Ottawa I expect the market will pick up considerably over the next couple of months.  Generally the spring brings a larger number of listings to the market and even larger increase in the number of buyers searching for a home.
